INTRODUCING The Foreland Waterfront, a new commercial district along Catskill Creek that brings together retail, food and beverage, studios, and adaptive reuse spaces in a walkable, waterside setting. Organized around a central lawn and promenade, the Waterfront represents a strategic expansion of Foreland’s long-term vision—transforming underutilized space into a cohesive destination for commerce, culture, and community.

Focused on food, beverage, retail, and culture, these newly released public-facing commercial spaces range in scale and aesthetic.

The Bookhouse restaurant space presents an opportunity unlike any other in the Hudson Rover Valley: a stand-alone, 3,800 square foot restaurant with double-height ceilings, two-story lounge, and 360° views of the village, creek, and surrounding mountains. The space features hand-hewn slat ceilings, original exposed brick, a wraparound bar, custom lighting, and newly-installed modern amenities. A 1,000 square foot patio with private gardens and lawn nestled on Catskill Creek allow for outdoor dining and beverage programs.

The Lounge

A gem within our Waterfront promenade, the Lounge is an 1,800 square foot storefront with potential for a bespoke, consumer brand, gallery, or public-facing workspace. The lounge has a dozen windows, white oak floors, private bath and HVAC. The space has street-side access for easy marketing and ADA compliance for all visitors.

Leasing Rate: $3,750/month, inclusive of fiber-optic Wi-Fi, and shared on-site parking. Tenant will pay their own utilities and CAM as applicable.

Waterfront Interior

Historically developed, creekside, multi-use space with flexible layouts ranging from 1,800 to 4,000 square feet. Waterfront private entrance with lawn and gardens directly adjacent. Intermittent use of Great Lawn available at no additional leasing cost (to be negotiated between Foreland and tenant).

Double-height ceiling, concrete floor, original exposed brick, honey-colored beams. Modern appliances, shared on-site parking, abundant natural light, and high-end design make this space unlike any other.

The Overlook

A multi-level workspace overlooking the Catskill Mountains. The Overlook is a two-story space with open-concept floors, a conference room, private bath, private HVAC, and windows throughout. With double-height space and dormer windows, it is an idea settings for teams with multiple people sharing a space. The Overlook is 850sf with white oak floors, exposed historic brick and beam, 8 windows, private HVAC, and private bathroom.

Leasing Rate: $2,800/month, inclusive of ALL taxes, utilities, fiber-optic Wi-Fi, and shared on-site parking. Tenant will pay their own electrical.

FAQ

  • Get in touch via our website (email us!) and someone will reply within 48 hours. You will provide your website and CV, plus any requirements you have for studio space (size, ADA access, elevator needs, etc.), and we will do our best to find the right fit for you.

    Due to the nature of our historic mill buildings, sound transmission is somewhat inevitable, and may pose a challenge for those who are acutely sound-sensitive,

  • Leases are a minimum terms of one (1) year. Subletting is permitted with prior written approval by Landlord. Foreland is not an artist residency.

  • We cannot accept artists who weld or work with open flame, those who use a gas kiln, or wood workers using heavy machinery. Please be in touch for further specifics on whether our studios are right for you.

  • Being that our campus is housed in 1800’s mill buildings, sound transmission is somewhat inevitable. Our studios are not a great fit for tenants who are highly sound-sensitive.

  • Foreland boasts dozens of artist studios as well as a handful of commercial storefronts. Tenant mixers are seasonal, and all tenants are provided a fabricator/merchant directory as well as an artist listserv. Foreland is not an artist residency.

  • All mail and package delivery is inside our central commercial mail room. Tenants receive their own private mail box and key, and packages are delivered to a secure environment.

    Coworking members are not assigned designated mailing addresses and cannot receive mail at Foreland.

  • Studios and workspaces are for commercial use only. Absolutely no residential or temporary living of any kind is permitted.

    Parking is available but not guaranteed, and no overnight perking is permitted.

    No open flames, smoking, gas kins, or heavy machinery is permitted.

  • Many of our tenants are working parents, and most have dogs. Our tenants are welcome to bring their dogs to campus but ALL dogs must be on leash in all common areas at all times. Children are very welcome but must be accompanied by adult supervision, specifically the tenant in question, at all times.

  • Every studio is fully private. Visitors must be let in by the tenant, no door buzzers are provided. Parking permits are provided to tenants as well as visitor passes (overnight parking is prohibited). Foreland is not a 24 hour accessible campus.

  • The majority of our studios have privately-controlled HVAC units. All studios have privately controlled lights. Utilities, including water, electric, trash, and fiber optic wifi, are included in rent pricing. Electric kilns are permitted, with a meter installed at tenant’s expense. Any utility use above the norm is at Tenant’s expense.

  • We are located in the Village of Catskill, a sweet hamlet nestled along the Hudson River, 100 miles N of NYC. It’s a very special town. Hiking, skiing, and cultural institutions surround the Village.

  • As a studio tenant, you will receive:

    • Access to a regional professional artists resource guide

    • Promotional support of your art & projects on social media

    • Access to campus events like professional workshops and studio artist guest visitors.
